Dixieland was platted back in 1907 and built out mostly through the 1920s and 1930s as a working-class neighborhood of Craftsman bungalows, with a few Mediterranean and Colonial Revival homes mixed in. It holds more than 500 historic buildings and was listed on the National Register of Historic Places in 1994. The district runs from South Florida Avenue on the east to Lake Hunter on the west, just south of downtown, and the Dixieland corridor itself is full of vintage shops, coffeehouses, and restaurants. It is one of the more attainable historic areas in the city. The median sale price has hovered around the high $200,000s, with smaller original bungalows trading in the low $200,000s and fully renovated or larger homes pushing past $400,000.

The trade-off with Dixieland is that these homes are old and they sell slowly. Properties here have been sitting around 80 days on the market, well above the national pace, and a century-old bungalow often carries original wiring, cast-iron or galvanized plumbing, settling piers, and a roof that no longer satisfies Florida insurers. Because Dixieland is a designated historic district, exterior changes can require a certificate of review through the city's Historic Preservation Board, which slows down the repairs a traditional buyer or their lender will demand.
