Facing Foreclosure

Suddenly responsible for a mortgage she'd never managed, with a foreclosure notice at the door.

Weberly · Spring Hill, FL

The struggle
After a major life change, this retired military police officer fell behind on a mortgage she'd never managed alone, and pride made asking for help feel impossible.
How we helped
We walked her through the legal process, stopped the foreclosure, and structured an offer with the earliest possible closing so she kept as much equity as she could.

Where they are now

Weberly walked out with her daughter and a second chance, downsized into something that fits her life now. Without the weight she'd been carrying for so long, she finally has the room to breathe, to think, and to figure out what comes next.

Weberly proudly served as a military police officer around the world for many years. When she retired, she looked forward to finally settling down for good with her family in Spring Hill. But after a major life change, she found herself solely responsible for a mortgage she'd never managed on her own, and for the first time in her life, she felt overwhelmed.

As an active member of her close-knit community, the shame of her new circumstances ran deep. Reaching out for help wasn't something that came naturally to someone who had spent her career being the one others leaned on. So when times got hard, she prioritized her and her daughter's survival, and the mortgage payments slipped. Even as the pressure mounted, selling felt like surrender. Her home was the one thing that hadn't changed.

When the foreclosure notice arrived, something shifted. She could see clearly what was coming: losing the home, losing the equity she'd built, and walking away with nothing but damaged credit that would make starting over even harder. So she did something that didn't come easy. She asked for help. And we're so glad she did.

Like most people in her position, she was skeptical at first. During our first conversation, we walked through exactly where she stood in the legal process and what her options actually were. We took the time to explain how everything worked and how we could stop the foreclosure before it went any further. We walked through the numbers together and landed on an offer that made sense for her situation and her timeline, with the earliest closing date possible so she walked away with as much of her equity as she could.

Loss & Behind on Payments

After he lost his partner, the forever home became a room-by-room reminder.

Uncle Mark · Titusville, FL

The struggle
Grief left a former Marine behind on payments, and a previous investor bait-and-switched him for a 30%+ cut the week of closing.
How we helped
We protected him with a real agreement and a meaningful deposit upfront, then worked with attorneys to clear the title cloud the other investors left behind.

Where they are now

After years of stress and grief, Mark was finally free from the house that had been holding his life in place. He used the momentum to start fresh and bought an RV to travel the country, just like he'd always wanted.

Mark, or “Uncle Mark” as we like to call him, is a former Marine and business owner who settled in Titusville with his longtime partner. They built a life there together, and the home was meant to be their forever house. But after his partner passed away, that same home became something else entirely, a constant reminder of everything he'd lost, in every room, at every turn.

Grief has a way of taking everything with it. Mark lost his appetite, his motivation for the business he'd built, and the energy for things he used to enjoy. Maintenance on the house fell behind, and so did the payments. Over time, what started as a few missed months became something that felt impossible to catch up on.

Before working with us, Mark tried another group of investors who offered him well above market value. He packed up his life, ready to move on, and then the week of closing, they came back and said they could no longer honor the price. They wanted a 30%+ reduction or no deal at all. Mark said no. This kind of bait-and-switch happens more often than people realize, and it leaves homeowners more wary and worn down than before.

With foreclosure notices piling up, Mark reached out to us, understandably cautious every step of the way. We made sure our agreement protected him, and we backed our offer with a meaningful deposit upfront, something the previous investors never did. Even then, closing wasn't simple: the previous investors had placed a cloud on the title. It took days of work with real estate attorneys, and a few direct conversations, before we cleared it and moved forward.

He was grieving his father and handling the estate. The house only added to the chaos.

Daniel · Port St. Lucie, FL

The struggle
An inherited fixer-upper drained the estate with a mortgage, HOA, and utilities while the family worked through probate from across the country.
How we helped
We laid out the honest numbers on every option, then closed alongside the probate attorney without waiting for probate to finish.

Where they are now

Dan and his siblings walked away with one less thing weighing on them and used the proceeds to honor their father in their own way. Since then, we've fully renovated the home, and it's now proudly the first house of a local firefighter and paramedic.

When Dan's father unexpectedly passed away, he found himself in a whirlwind of grief, loss, and the heavy responsibility of handling his father's final affairs. On top of juggling his own family and his job, Dan was now working through the probate process with a team of attorneys and serving as the point of contact for siblings scattered across the country.

At a time when Dan just needed something, anything, to be simple, one piece of his father's estate was adding to the chaos instead: a house that needed a lot of work and came with its own bills. A mortgage, HOA fees, and utilities were piling up on a property with a leaky roof, water-damaged ceilings in the garage, an outdated kitchen and bathroom, decade-old carpet, and a house full of belongings that still needed to be sorted through.

Dan and his siblings weren't sure what to do. They'd already been insultingly lowballed by a few investors and felt like they'd be leaving money on the table. They also talked about funding the renovations themselves and either renting or fixing it up to sell, a solid option we encouraged them to explore. We helped them understand the current market, what renovations would realistically cost, and what kind of return they could expect either way.

After weighing everything, the family came to a consensus: already stretched thin by probate, taking on a full renovation wasn't something anyone had the time, energy, or experience for. We talked openly about numbers until everyone felt good about where things landed, then worked alongside the probate attorney and title company to move quickly. (Contrary to popular belief, you don't have to wait for probate to close before selling a property that's been passed down.)

I recently sold one of my properties and was really impressed with the experience. The speed of the sale was the biggest advantage - I had serious interest within days and closed in weeks which is incredibly fast compared to a traditional MLS listing. No open houses, no lengthy showings, and no drawn-out negotiations with unqualified buyers. Highly recommend for anyone looking for a quick, straightforward sale.
